Signs you may need a new roof

  • The roof is very old and has been patched several times
  • Leaks keep coming back, even after repairs
  • Lots of tiles are slipped, cracked or crumbling
  • The roof line is sagging or dipping
  • You can see daylight through the roof from the loft
  • The timbers or battens in the loft are damp or rotten
  • Moss is thick and the tiles are flaking

What goes into a new roof

A full new roof is more than new tiles. Here's what's usually involved.

  1. Strip and inspect. We take off the old tiles or slates and check the timbers underneath.
  2. Timber repairs. Rotten rafters, battens or boards are replaced.
  3. Underlay. A new breathable membrane goes on to stop wind-driven rain and let the roof breathe.
  4. Battens. New treated battens are fixed at the right spacing for your tiles or slates.
  5. Tiles or slates. We fit your chosen covering with the correct fixings.
  6. Ridges, hips and verges. These are fixed firmly so they stand up to high winds.
  7. Leadwork. New flashings and valleys go in where needed, so every join is watertight.
  8. Fascias, soffits and gutters. If the roof edge is worn, it makes sense to sort it now while the access is in place.

Choosing your roof covering

You have a few good options. We'll help you pick one that suits your home and your budget.

Concrete tiles

Good value and hard-wearing. They come in many shapes and colours and suit most homes.

Clay tiles

A traditional look that ages well. Clay is common on older homes in our area, and it keeps its colour for years.

Natural slate

Long-lasting and good looking. Slate costs more at first, but it can last for generations when it's fitted well.

If your home is listed or in a conservation area, tell us early. There can be rules about which materials you can use.

How much does a new roof cost?

It depends on the size of the roof, the pitch, the materials and how easy it is to get to. We don't quote over the phone because we'd only be guessing. We come and look, measure up and give you a fixed price in writing.

The quote shows what's included, so you can compare it fairly with any others you get.

How long does it take?

A typical house takes between three days and a week. Bigger or more complicated roofs can take longer. Weather can move the dates around. We'll give you a realistic timeline before we start and keep you updated as we go.

Do I need scaffolding for a new roof?

Nearly always. It keeps everyone safe and lets us work properly. We'll show it clearly on your quote.

Can you fit a new roof over the old one?

On a tile or slate roof, in most cases no. We strip the old covering so we can check and repair the timbers underneath. Skipping that step saves money at first and costs more later.

Will I need to move out while you work?

No. It's noisy, and there can be some dust in the loft, but you can stay at home. We'll tell you what to expect before we start.

What if it rains during the job?

We cover any open areas at the end of each day, so your home stays dry. Bad weather might delay us, but we won't leave your roof open to the rain.
