Fascias and soffits don't get much attention. They should. They protect the edge of your roof, hold up your gutters and keep birds, wasps and rain out of the loft. When they rot or break, the problems spread.

What are fascias and soffits?
The fascia is the board that runs along the bottom edge of your roof. Your gutters are fixed to it. The soffit is the panel underneath the overhang, between the wall and the fascia. Many soffits have small vents that let air flow through the loft. That airflow helps stop damp and condensation.
Signs they need replacing
- Peeling or flaking paint on timber boards
- Soft, rotten or crumbling wood
- Cracked, warped or discoloured plastic
- Gaps where birds or insects can get in
- Gutters that sag or won't stay fixed
- Water stains on the boards or the wall below
- Wasps, bees or birds nesting at the roof edge
Rot spreads. Once it's in the fascia, it can reach the ends of the rafters behind it. Catching it early saves you money.
Fascia and soffit materials
uPVC
The most popular choice. It doesn't rot and needs very little upkeep, just a wipe down now and again. It comes in white, black, grey and woodgrain finishes.
Timber
Traditional, and a good match for period homes. It needs painting and regular checks, but it can look just right on the right house.
Aluminium
Very tough and low maintenance. A good choice if you want a sharp, modern look.
If the timber behind is sound, we can sometimes cover it with new boards. If it's rotten, we cut out the bad wood and replace it. We'll tell you which applies before we start.
How we replace fascias and soffits
- We take down the gutters.
- We remove the old fascias and soffits and check the roof timbers underneath.
- We repair or replace any rotten timber.
- We fit the new boards, with vents in the soffits where they're needed.
- We refit the gutters, or fit new ones if the old ones are worn out.
- We clear away all the waste.
The gutters have to come down for this job, so it's a good time to renew them if they're old. We'll give you the choice.
Old soffits and asbestos
Some homes built before 2000 have soffit boards that contain asbestos. Don't drill, cut or break them. If you're not sure what yours are made of, tell us. If we think a board contains asbestos, we'll stop and explain the safe way to go ahead.

Fascias & Soffits questions
How long do uPVC fascias last?
Good uPVC can last 20 years or more, sometimes a lot longer. Sun can fade it over time, but it doesn't rot.
Can you replace just one section?
Sometimes. If the damage is in one area and the rest is sound, we can repair that part. If the boards are old and failing all over, replacing the lot usually makes more sense.
Do I need scaffolding?
For a whole house, usually yes. For a low single-storey building, we may not need it. We'll say which on your quote.
Will new soffits stop birds getting into my loft?
Properly fitted boards close off the gaps. Where your loft needs airflow, we'll use vented soffits with mesh, which keep pests out.
